From a large city, to a suburb, to a small town, Kansas real estate has enough variety to suit every housing need. Like much of the Midwest, real estate in Kansas tends to be much cheaper than housing found in more urban areas. There are several areas to consider, depending on what one is looking for.

Kansas City, despite its name, is actually located on the Missouri side of the border. However, Overland Park its largest suburb is located on the Kansas side of the boarder. Overland Park is located in Johnson County, which tends to be thought of as an upper income area. Although it is true that million dollar homes can be found (especially in the southern part of the county), the northern part of Johnson County has older real estate where one can find many bargains. Throughout the county, schools are nationally ranked and municipal services are good. Located roughly 30 miles to the west is Lawrence, Kansas. Lawrence, home to the University of Kansas, tends to be more politically liberal than the rest of the state. It is also considered a "micropolitan" area, meaning it has big city amenities packed into a small town. The shopping and dining on Massachusetts Street combines national retailers with a significant number of locally owned establishments. Housing is a history lover's dream.

Although there are certainly new homes available, there is a wealth of older homes (some with historic significance) that can be purchased for under $250.000. Topeka, the state capital, also has many inexpensive historic homes. In the southern part of the state, Wichita has a large aviation sector. Cessna, Beechcraft, and Learjet are based in Wichita. Boeing is also a major employer in the city.

Regardless of the economy, Kansas real estate is generally priced very economically. Although there has not been a huge deflation in the price of real estate, it is still possible to find a real bargain.
